West Standard Design Build is a fully integrated architecture and construction firm equipped to deliver on projects ranging greatly in scope, including: single family, multi family, high density, mixed use, tenant improvement, home additions, and major home-remodels.

The design build process is somewhat unique to each situation, but generally unfolds as follows:

Initial Meeting

  • meet the West Standard team at our Washington Park office or your home
  • describe your vision and lifestyle
  • separate “wants” from “needs”
  • Learn about our qualifications and accomplishments
  • Learn about the design-build process
  • Determine area in which you would like to build

Contract Phase

  • enter into a Letter of Intent agreement allowing us to develop conceptual architecture and pricing -or-
  • enter into a Design-Build contract allowing all steps through final construction

Conceptual Design and Pricing

  • review conceptual site-plan, elevations, and floor plan
  • review estimated design and build costs

Site Considerations

  • conduct geo-technical testing
  • conduct asbestos testing if removing existing structure
  • conduct site survey
  • revise conceptual architecture and pricing as necessary based on site considerations

Final Architecture and Pricing

  • agree on final architecture
  • agree on pricing
  • enter into Design-Build agreement if previously at Letter of Intent

Pre-Construction

  • obtain building permits
  • begin selection of finishes

Construction

  • construction begins
  • complete selection of finishes
  • complete construction
  • conduct final walk through with owners to note any needed repairs
  • complete repairs
  • receive Certificate of Occupancy from the city
